TERMS AND CONDITIONS

1. Introduction and Acceptance
These Terms and Conditions (“Terms”) govern the purchase and use of admission tickets and related services offered through the official online ticketing platform of Colombo Lotus Tower Management Company (Pvt) Ltd (“CLT”, “we”, “us” or “our”).
By accessing the ticketing website, purchasing a ticket, making a booking, accepting a ticket purchased on your behalf, or entering the Colombo Lotus Tower using a ticket purchased through the platform, you agree to be bound by these Terms, our Privacy Policy, our Cookies Policy, our Ticket Refund, Cancellation and Rescheduling Policy, and all applicable visitor rules and safety instructions.
If you do not agree to these Terms, you must not complete a ticket purchase.
The person completing a booking is responsible for ensuring that all persons for whom tickets are purchased are aware of and comply with the applicable ticket conditions and visitor rules.
Nothing in these Terms excludes, restricts or modifies any right or remedy that cannot lawfully be excluded or restricted under the laws of Sri Lanka.
2. Eligibility to Purchase
You must have the legal capacity to enter into a binding contract in order to purchase tickets through the Site.
Where a booking is made for a minor, the booking must be made or authorised by a parent, legal guardian or other adult legally responsible for the minor.
Children and minors must comply with CLT’s applicable admission requirements and must remain under the supervision of a responsible parent, guardian or accompanying adult where required.
3. Ticket Purchase and Booking Confirmation
A booking is subject to ticket availability, operating capacity, successful payment authorisation and confirmation by CLT.
A booking is not considered confirmed merely because a payment attempt has been initiated. Your booking is confirmed when a valid booking confirmation, ticket, QR code or other admission credential is issued by CLT.
You are responsible for checking all booking information before completing payment, including:
- visit date;
- selected admission time or time slot;
- ticket type and experience;
- number of visitors;
- adult or child category;
- local, foreign or other visitor category where applicable; and
- email address, telephone number and other booking information.
Once the booking has been confirmed, errors made by the purchaser do not ordinarily entitle the purchaser to a refund, exchange or change of booking.
If payment appears to have been debited but you have not received a booking confirmation, you should contact CLT before attempting another purchase so that the transaction can be investigated.
4. Ticket Validity
Each ticket is valid only:
- for the date stated on the ticket;
- for the admission time or time slot stated on the ticket, where a time has been specified;
- for the ticket category purchased;
- for the experience, attraction or admission area stated on the ticket; and
- for the number of persons stated on the ticket.
A ticket does not provide admission on a different date or at a different time merely because the ticket has not been used.
Tickets expire after their applicable visit date and admission period and have no residual or cash value after expiry.
Unless expressly stated otherwise, each ticket permits one admission only. Re-entry after leaving the controlled admission area may require the purchase of a new ticket.
5. Arrival Time, Late Arrival and No-Shows
Visitors are responsible for arriving with sufficient time to complete ticket verification, security screening and other entry procedures before their booked admission time.
An admission time or time slot does not guarantee immediate access to an elevator, attraction or viewing area. Queues, security procedures, visitor capacity and operational requirements may result in reasonable waiting periods.
Visitors arriving after their booked admission time may be refused admission or may, at CLT’s discretion and subject to capacity, be admitted at another available time.
CLT is not required to provide a replacement ticket, reschedule the booking or issue a refund because a visitor:
- arrives late;
- fails to attend;
- attends on the wrong date;
- misses the booked admission time;
- experiences transportation delays;
- experiences flight delays or cancellations;
- is affected by traffic, weather or other travel conditions;
- forgets, loses or cannot access their ticket; or
- is otherwise unable to attend for personal reasons.
6. No Customer-Initiated Refunds
Except where required by applicable law, all ticket sales are final once confirmed.
CLT does not provide refunds for:
- change of mind;
- personal scheduling changes;
- inability to travel;
- incorrect booking dates or times selected by the purchaser;
- incorrect ticket categories selected by the purchaser;
- late arrival;
- non-attendance or no-shows;
- unused tickets;
- partially used tickets;
- illness or other personal circumstances;
- adverse weather that does not cause CLT to cancel the applicable admission;
- cloud, rain, haze, reduced visibility or other conditions affecting views;
- queuing or reasonable operational delays;
- closure or temporary unavailability of an individual feature where the principal purchased admission remains available;
- refusal of entry resulting from breach of these Terms or CLT visitor rules; or
- circumstances outside CLT’s reasonable control where applicable law does not require a refund.
Additional provisions relating to refunds, cancellations and rescheduling are set out in the Ticket Refund, Cancellation and Rescheduling Policy, which forms part of these Terms.
7. Exchanges, Rescheduling and Transfers
Tickets are non-exchangeable and non-transferable unless CLT expressly permits otherwise.
A purchaser does not have an automatic right to change the visit date, admission time, ticket type, experience or visitor category after payment has been completed.
Any discretionary assistance provided by CLT on one occasion does not create an obligation to provide the same assistance on another occasion.
Tickets must not be resold, auctioned, commercially transferred or offered for resale without CLT’s written permission.
CLT may cancel without compensation any ticket reasonably believed to have been obtained fraudulently, duplicated, altered, unlawfully resold or otherwise misused, subject always to applicable law.
8. Ticket Security and QR Codes
Tickets, QR codes, booking references and other admission credentials should be kept secure.
Visitors should not publicly post or distribute QR codes or ticket images.
Where the same ticket or QR code is presented more than once, CLT may treat the first valid scan or successful admission as use of that ticket.
CLT is not responsible for unauthorised use caused by a purchaser voluntarily sharing, publishing or failing to secure a ticket or QR code, except to the extent liability cannot lawfully be excluded.
9. Visitor Categories and Identification
CLT may offer different ticket categories or prices based on age, nationality, residency, student status, group eligibility or other published criteria.
Visitors may be required to present an original or otherwise acceptable identity or eligibility document, including where applicable a passport, National Identity Card, driving licence or other supporting documentation.
A visitor who is unable to establish eligibility for the ticket category purchased may be required to pay the applicable price difference, obtain the correct ticket or, where appropriate, may be refused admission.
Refusal to provide reasonable proof required to establish ticket eligibility does not ordinarily entitle the visitor to a refund.
10. Prices and Payment
Ticket prices are those displayed by CLT at the time the booking is submitted, subject to confirmation.
Prices, ticket categories, promotions and availability may change from time to time.
A change in price after a confirmed booking does not entitle a purchaser to a refund or price adjustment.
Payments may be processed by banks, card schemes, payment gateways or other authorised payment service providers.
CLT is not responsible for charges imposed independently by your bank or card issuer, including currency-conversion charges, foreign transaction charges or similar financial institution fees.
If an obvious pricing, technical or system error results in a ticket being sold at an incorrect price, CLT may cancel the affected transaction and return the amount actually received for that cancelled transaction where appropriate.
11, Fraud, Unauthorized Transactions and Chargebacks
CLT may perform reasonable fraud-prevention and transaction-verification checks and may cancel or suspend a booking where fraud, unauthorised payment, abuse or suspicious activity is reasonably suspected.
Customers who believe a transaction has been duplicated or processed incorrectly should contact CLT promptly so that the transaction can be investigated.
Nothing in these Terms prevents a cardholder from exercising a lawful right available through their issuing bank or payment provider.
However, knowingly initiating a false, fraudulent or unjustified payment dispute or chargeback may result in cancellation of associated tickets and recovery action to the extent permitted by law.
12, Operating Hours, Availability and Access
Published operating hours, attraction availability and admission times are subject to operational requirements.
CLT may change opening hours, admission procedures, visitor capacity, available areas, experiences, routes, facilities or operating arrangements where reasonably necessary.
Certain attractions, floors, restaurants, exhibitions, events, commercial spaces or experiences within Colombo Lotus Tower may require separate admission or payment and are not included merely because a visitor holds a general admission ticket.
Your ticket provides only the admission and experiences expressly stated on the ticket or booking confirmation.
13, Closures, Interruptions and Changes by CLT
CLT may delay, interrupt, relocate, modify, restrict or cancel access to all or part of the premises where reasonably necessary due to circumstances including:
- health and safety concerns;
- security requirements;
- emergency situations;
- adverse weather;
- lightning or other environmental conditions;
- power or utility interruption;
- equipment or technical failure;
- inspection or maintenance;
- overcrowding or capacity controls;
- government orders or legal requirements;
- public-health measures;
- civil disturbance;
- fire;
- natural disaster;
- special events;
- operational requirements; or
- other circumstances beyond CLT’s reasonable control.
Where a material cancellation initiated by CLT prevents CLT from providing the purchased admission, CLT may, as appropriate to the circumstances, offer an alternative admission time, alternative date, replacement booking, credit or another remedy.
Where applicable law requires a refund or other remedy, CLT will provide that remedy.
This provision does not create a general right to a cash refund for customer cancellations, no-shows, lateness or other circumstances described in Section 6.
14. Weather, Visibility and Viewing Conditions
The Colombo skyline and surrounding views are affected by weather and atmospheric conditions.
Rain, cloud, fog, mist, haze, air quality, darkness or other environmental conditions may reduce or prevent visibility.
Unless CLT cancels the applicable admission entirely or applicable law provides otherwise, reduced visibility or dissatisfaction with weather or viewing conditions does not entitle the visitor to a refund, replacement ticket or compensation.
15. Security Screening and Admission
Admission is subject to security screening and compliance with lawful instructions issued by CLT personnel.
CLT may inspect bags, packages and personal belongings and may require visitors to undergo reasonable security procedures as a condition of entry.
Visitors must follow:
- signs and notices displayed on the premises;
- emergency procedures;
- safety instructions;
- queueing instructions;
- restricted-area notices; and
- lawful instructions given by CLT employees, contractors, security personnel or authorised representatives.
CLT may refuse admission or require a visitor to leave where reasonably necessary for safety, security, operational integrity or the protection of other visitors.
16. Visitor Conduct
Visitors must behave responsibly and must not engage in behaviour that is unlawful, dangerous, abusive, threatening, indecent, disruptive or likely to interfere with the safety or enjoyment of others.
CLT may refuse entry to or remove a visitor who:
- threatens or harasses another person;
- damages property;
- attempts to enter a restricted area;
- interferes with safety or security equipment;
- disregards staff instructions;
- is intoxicated or behaves dangerously;
- uses a ticket fraudulently;
- carries prohibited items; or
- otherwise materially breaches these Terms or applicable visitor rules.
A person refused admission or removed for their own breach of these requirements is not ordinarily entitled to a refund.
17. Prohibited and Restricted Items
Visitors must not bring onto the premises items that reasonably present a safety, security or operational risk.
This includes weapons, ammunition, explosives, flammable or volatile substances, dangerous blades or implements, unlawful substances, hazardous materials and other objects reasonably regarded by CLT security personnel as dangerous.
CLT may prohibit additional items where required for safety, security, special events or operational reasons.
18. Children and Supervision
Parents, guardians and accompanying adults are responsible for the conduct and supervision of children in their care.
Children must comply with applicable age, ticket and admission requirements.
CLT may require proof of age where a reduced-price or free child admission category is claimed.
Children must not be left unsupervised where supervision is required for safety.
19. Health and Accessibility
A visit to Colombo Lotus Tower may involve heights, elevators, crowds, lighting effects, sound effects, walking and other environmental conditions.
Visitors are responsible for considering whether an experience is appropriate for their individual circumstances.
Visitors with accessibility requirements or concerns regarding a particular experience are encouraged to contact CLT for available information before purchasing tickets.
Visitors must comply with emergency and safety instructions at all times.
Nothing in these Terms is intended to exclude any legal duty owed by CLT in relation to visitor safety.
20. Photography and Recording
Personal, non-commercial photography may be permitted in areas designated by CLT, subject to security, privacy and operational requirements.
Professional, commercial, promotional or organised photography, filming, broadcasting or similar activity may require prior written approval from CLT.
CLT may restrict photography or recording in particular areas or during particular events.
Visitors must respect the privacy and rights of other visitors and must not obstruct operations or create a safety risk while taking photographs or recordings.
21. Personal Property
Visitors are responsible for safeguarding their own property.
CLT does not guarantee secure storage for personal belongings.
To the maximum extent permitted by law, CLT is not responsible for loss, theft or damage to personal property except where such loss or damage is legally attributable to CLT.
22. Damage Caused by Visitors
A visitor may be responsible for loss, damage, cleaning costs or other reasonable expenses caused by that visitor’s unlawful, deliberate, reckless or negligent conduct, to the extent permitted by applicable law.
CLT reserves the right to recover such losses through lawful means.
23. Third-Party Services
The Site or CLT premises may contain services, products or links provided by third parties, including banks, payment processors, restaurants, retailers or other service providers.
Third-party services may be governed by separate terms.
CLT is not responsible for an independent third party’s acts, omissions, systems or services except where liability is imposed on CLT by applicable law.
24. Website Availability
CLT does not guarantee that the ticketing Site will be available continuously or free from errors.
The Site may be temporarily unavailable because of maintenance, technical faults, telecommunications failures, cyber incidents or circumstances beyond CLT’s reasonable control.
CLT may suspend or modify online ticket sales where reasonably necessary.
25. Intellectual Property
The content of the Site, including CLT names, logos, photographs, graphics, layouts, text, branding, software and other materials, is owned by or licensed to CLT and is protected by applicable intellectual-property laws.
Nothing in these Terms grants a visitor any ownership right in CLT intellectual property.
Content may not be reproduced, commercially exploited, altered, distributed or used in a misleading manner without the appropriate permission.
26. Limitation of Liability
Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited.
Subject to the foregoing and to the maximum extent permitted by applicable law, CLT will not be liable for indirect, incidental, special or consequential loss arising from a ticket purchase or visit, including loss relating to travel arrangements, accommodation, missed transportation, loss of opportunity, business loss or other arrangements made independently by a visitor.
Visitors are responsible for their own travel arrangements and should not make arrangements on the assumption that operating conditions can never change.
CLT is not responsible for circumstances outside its reasonable control, subject to any rights the visitor may have under applicable law.
27. Indemnity for Visitor Misconduct
To the extent permitted by law, a visitor agrees to be responsible for claims, loss or damage suffered by CLT or a third party to the extent directly caused by that visitor’s unlawful conduct, intentional misconduct, fraudulent use of a ticket, material breach of these Terms or damage to CLT property.
This clause does not require a visitor to indemnify CLT for liability that the law places upon CLT.
28. Electronic Communications
By making an online booking, you consent to receiving transactional electronic communications necessary for that booking, including booking confirmations, tickets, payment notifications, security notices and material operational updates.
Marketing communications will be handled separately in accordance with applicable law and the choices made by the customer.
29. Privacy
Personal information collected through the ticketing service is handled in accordance with our Privacy Policy and applicable law.
Payment processing may also be subject to the privacy practices of the relevant payment service provider.
30. Changes to These Terms
CLT may update these Terms from time to time.
The Terms applicable to a booking will ordinarily be the version presented or made available when the booking was completed, except where a subsequent change is required by law or relates to safety or operational rules that reasonably need to apply at the time of the visit.
The current version will be published on the Site with its effective or last-updated date.
31. Severability
If any provision of these Terms is found to be invalid, unlawful or unenforceable, that provision will be interpreted or limited to the minimum extent necessary, and the remaining provisions will continue to apply to the extent permitted by law.
32. No Waiver
Failure by CLT to enforce a provision of these Terms on a particular occasion does not constitute a permanent waiver of that provision.
33. Governing Law and Jurisdiction
These Terms, ticket purchases and admission arrangements are governed by the laws of the Democratic Socialist Republic of Sri Lanka.
Subject to any mandatory rights or procedures available under applicable law, disputes arising from these Terms, the Site or ticket purchases shall be subject to the jurisdiction of the competent courts of Sri Lanka.
